2. Booking

Bookings can be made through:

Email or telephone
Third-party platforms

A booking is considered confirmed upon receipt of:

Payment
Written confirmation via email

The Manager reserves the right to refuse incomplete or unsecured booking requests.

3. Prices and Payments

3.1 Prices

Prices are indicated in Euro and may include or exclude:

Tourist tax (if required by the Municipality)
Additional services

3.2 Payment Methods

Payment may be made via:

Online payment systems (e.g., Stripe, PayPal)

3.3 Payment Security

Online transactions are handled through certified external providers.

The Manager does not store full payment card details.

4. Cancellation Policy

4.1 Cancellation by the Guest

Depending on the option selected by the user at the time of booking and payment, there are two options:

In the case of choosing a reduced non-refundable rate (No-show): full charge for the stay
In the case of choosing a standard rate, cancellation within 14 days before arrival: full refund (minus transaction fees). After this deadline: penalty equal to 100% of the stay

4.2 Cancellation by the Manager

In the event of force majeure or unavailability:

Full refund of the amounts paid
Possible proposal of an alternative solution (not mandatory)

5. Check-in and check-out

Check-in: from 14:00 to 20:00
Check-out: by 10:00

Upon arrival, guests are required to:

Present a valid identity document for all guests
Provide the data required by Italian law (e.g., communication to the Police Authority)

6. Property Rules

Guests agree to:

Respect the maximum number of persons indicated
Avoid noise and disturbance to neighbors, especially during nighttime hours (23:00–07:00)
Take proper care of the property and furnishings

It is prohibited to:

Bring animals into the property
Smoke anywhere on the property, both indoors and outdoors (including terraces and courtyard)
Sublet the property
Organize parties or events without authorization

7. Security Deposit

A security deposit is generally not required; however, the Manager reserves the right to request one, which:

Will be returned at the end of the stay after inspection
May be retained in case of damage or violations

8. Liability

The Manager is not responsible for:

Loss or theft of personal belongings
Interruptions of services not attributable to the Manager (e.g., electricity, internet)
Events of force majeure

9. Use of the Website

The user agrees to:

Provide truthful information
Not use the website for unlawful purposes
Not compromise the security of the system

10. Privacy

The processing of personal data is governed by the Privacy Policy available on the website, drafted in accordance with the GDPR.

11. Applicable Law and Jurisdiction

These conditions are governed by Italian law. For any dispute, the competent court shall be the Court of Massa Carrara.
